When selling a home, you will reach your most serious buyers in the first few weeks of listing your home, so you need an agent who will take the time to properly price your home. I typically run comps through three different systems and share all of that data with my sellers. That data helps us come up with the best possible sale price for their property. After we have an idea of what we think the best listing price should be, I like to gather a group of agents from my office to come out to the home to give us their opinion on price. Pricing a home properly is an important factor in getting the right buyers in the door.
My interior design background gives me the ability to offer advice to sellers about home preparations which can also include recommendations on staging services. I have a really good eye and can council homeowners about how to completely transform a tired or dated looking property at a minimal expense. People are always amazed at what a fresh coat of neutral colored paint can do. Ripping out old carpeting and refinishing the hardwood floors underneath can also instantly update the look of a property.
I market all of my listing with professional photographs and video walkthroughs all at my expense. I will market your home through the Multiple Listings Service (MLS), of course, but I will also aggressively market your home through social media, pushing buyers to individualized web pages on my website where they can see professional photos, videos and find all of the information on your home they could possibly ned. If your home is a historic home, I will also market on websites that are specific to historic homes as well. Historic homes need a very specific and individualized marketing plan, which is something many real estate agents don't understand. I would love to share my historic home marketing plan with you.
Once offers come in, I will help you objectively evaluate all buyer proposals and help you negotiate and write legally binding counter-offers. I will stay in close contact with the buyer’s agent, title company and closing attorney and closely monitor contract deadlines including financing and inspections. I will help guide you through the entire home buying process.
Selling a home takes time, knowledge and negotiating skills, but it also takes a well-connected agent. You also want an agent who maintains relationships and networks with agents from other agencies throughout the city.

Property Value Estimate
A property value estimate is an estimated market value of your property. It is meant to provide you with a rough idea of what your property may be worth based on the sales price of comparable homes in your surrounding area (usually a 1-mile radius) with similar attributes to your home. A property value estimate is not intended to replace an appraiser estimate or a more in-depth Comparative Market Analysis (CMA) that I can perform on your home. A property value estimate will include a list of listings, pending sales and sold properties that are comparable to your home.
My property value estimates can be emailed to you once, weekly, monthly or at any interval you prefer and it will give you a general overview of the market conditions in your immediate area.
